September always feels like a transition month in Atlanta. Summer is winding down, the kids are back in school, football is here, and the real estate market is entering an important fall stretch.
There is also a lot happening in housing right now.
Here are the biggest things I want my buyers and sellers to know this month.
If you've been waiting for mortgage rates to come down, the latest news is important.
The Federal Reserve raised its benchmark interest rate by 0.25 percentage points on September 16, bringing the federal funds target range to 3.75%–4%. The Fed cited elevated inflation while noting that economic activity continues to expand at a solid pace.
And mortgage rates have been moving higher as well.
According to Freddie Mac, the average 30-year fixed mortgage rate reached 6.76% for the week ending September 10, up from 6.71% the previous week and 6.35% one year ago.
Some daily mortgage-rate measures have already moved above 7%, illustrating just how quickly rates can change.
For buyers: Don't assume you need to wait for the "perfect" rate before looking. The right strategy may involve negotiating the purchase price, asking for seller concessions or exploring a temporary or permanent rate buydown with your lender.
For sellers: Higher rates can reduce the number of buyers who can comfortably afford your home. That makes pricing, presentation and marketing even more important.
And remember: the Federal Reserve does not directly set mortgage rates. Mortgage rates are heavily influenced by the bond market and the 10-year Treasury yield, which is why mortgage rates don't necessarily move in lockstep with Fed decisions.
The Atlanta market has become much more balanced than the frenzy we experienced several years ago.
Recent Realtor.com data for Atlanta showed a median list price around $420,000, approximately 29,580 active listings, and about 59 days on market. Active inventory was up 3.4% year over year, while new listings were down 3.4%.
That combination creates an interesting market:
Buyers have more choices than they did during the peak frenzy, but desirable homes that are correctly priced can still attract strong attention.
For sellers, this isn't necessarily a "wait and see" market. It is a strategy market.
One of the biggest mistakes I see is treating "the Atlanta market" as one market.
It isn't.
Recent August data from the market research I prepared shows meaningful differences among North Fulton communities:

These numbers reinforce something I've been telling my clients for years:
Your neighborhood matters more than the headline about "the Atlanta market."
Even within the same city, school district, neighborhood, property type, condition, price range and proximity to amenities can dramatically change the marketability and value of a home.
One of the biggest local development stories this year is the approved redevelopment plan for North Point Mall.
Alpharetta City Council approved a redevelopment plan for the approximately 99-acre site centered around a proposed 20,000-seat NHL-capable arena, along with entertainment, restaurants, retail, hotels, offices, residential units, parks and trails.
There is one very important caveat: the project is contingent on the NHL awarding a franchise to the North Point site by August 24, 2031.
So I wouldn't tell homeowners that an NHL arena automatically means their property value will increase.
But major investment, entertainment, dining, trails and new amenities can change how buyers perceive an area over time.
If you own property anywhere around North Point, GA 400, Old Milton Parkway or surrounding Alpharetta communities, this is something worth watching.
Another development I'm watching closely is Hillrose Market in Downtown Roswell.
The 7-acre mixed-use project at the former Roswell Police Department site is planned to bring restaurants, retail, apartments, townhomes, office space, green space and improved walkability near the historic downtown area.
Projects like this can influence how buyers experience a neighborhood, particularly when they add restaurants, shopping, public spaces and connectivity.
Again, development does not automatically translate into higher home values for every property.
But location matters.
And that's exactly why I pay attention not only to today's sales data, but also to what's being built around our communities.
If you own property in Fulton County, you may have received a temporary 2026 property tax bill.
This does not mean you're being taxed twice.
Fulton County issued temporary bills while the 2026 tax digest is being finalized. Once the final calculations are completed, homeowners may receive a refund if they overpaid or may owe an additional amount if the temporary payment was insufficient.
This is especially important if you're buying or selling a home, because tax prorations and escrow calculations may need to account for the temporary billing situation.
Real estate isn't the only thing happening around here!

A fun community event at Newtown Park for dogs and their people, with contests, vendors and live music.
September 20
Head to the Chattahoochee Nature Center for a fall-themed community event celebrating local agriculture and seasonal traditions.
September 24
Live music and an evening atmosphere at the Chattahoochee Nature Center.
September 25–26
A great opportunity to add some seasonal color to your yard while shopping for native plants at the Chattahoochee Nature Center.
September 26–27
Live music and an Atlanta neighborhood experience in the historic Auburn Avenue district.
Whether you're thinking about buying, selling, investing or simply wondering what your home is worth, the biggest takeaway this month is:
The market is becoming more strategic.
Buyers have to look beyond the mortgage rate and understand the entire financial picture.
Sellers need to understand that pricing, preparation and marketing matter more when buyers have choices.
And homeowners shouldn't rely on broad headlines to determine what their property is worth.
